Overview

Bathroom Renovation, explained

What it is

A bathroom renovation replaces or reworks everything in the room: removing the old suite and tiles, updating plumbing and electrics where needed, preparing and waterproofing the walls and floor, tiling, fitting the new sanitaryware and furniture, and finishing with silicone, paint and accessories. It's the room in your home where poor workmanship shows fastest, because water finds every weak point.

Who it's for

Homeowners who want a bathroom that looks considered rather than off-the-shelf, landlords who need a durable, low-maintenance room, and families replacing a tired or leaking bathroom. Emanuele works across flats, period terraces and larger family homes in London and Surrey, and on commercial washrooms.

When you need it

When grout is crumbling or blackening, tiles sound hollow or have cracked, the shower leaks into the room below, the layout no longer works for how you live, or you're preparing a property for sale or rent. A bathroom that is more than 15–20 years old is usually due, even if it still functions.

Why it pays to use a specialist

Most bathroom failures are invisible on day one: a missed tanking detail, a shower tray laid without enough fall, adhesive applied in dabs rather than full coverage. They appear months later as leaks, mould and loose tiles. An experienced tiler gets the hidden layers right first, which is why Tilermate backs bathroom installations with a 2-year workmanship warranty.

The cost of getting it wrong

What happens when this is left or rushed

A bathroom that is leaking, poorly sealed or badly tiled rarely stays a small problem. Water damage is progressive, and the longer it runs the more expensive the repair becomes.

Hidden leaks spread

Water escaping through failed grout or silicone soaks into plasterboard, timber joists and the ceiling below. By the time you see a stain downstairs, the repair often includes structural drying and replastering.

Mould and poor air quality

Damp behind tiles and under trays feeds mould growth that keeps returning however often you clean, and can affect anyone with asthma or allergies.

Tiles that lift and crack

Tiles bedded without full adhesive coverage, or laid on an unprepared surface, eventually sound hollow, crack under load and fall away, taking waterproofing with them.

Lower property value

A dated or visibly damaged bathroom is one of the first things buyers and tenants notice, and one of the first things surveyors flag.

Common mistakes we're called in to fix

  • Tiling straight onto old plaster or painted walls in wet zones without a proper waterproofing system.
  • Shower trays and wet floors laid without enough fall, so water pools against the walls.
  • Choosing the cheapest quote, then paying again when the bathroom fails within a couple of years.
  • Using several separate trades with nobody responsible for how plumbing, electrics and tiling fit together.
  • Picking tiles before checking the layout, leaving thin slivers at edges and around the window.

Our process

Five clear steps, start to finish

  1. Step 1

    Free visit & quote

Emanuele visits, measures, looks at what's behind the existing finishes where possible, and talks through how you want the room to work.

  2. Step 2

    Design & materials

We agree the layout, tile setting-out and fittings, so you know exactly how the room will look before anything is removed.

  3. Step 3

    Strip-out & first fix

Old suite and tiles out, walls and floors made sound, and plumbing and electrical first fix completed, with certificates where relevant.

  4. Step 4

    Waterproofing & tiling

Wet zones are tanked, then tiles are set out from a planned centre line and fully bedded, with consistent joints and clean cuts.

  5. Step 5

    Fit-out & handover

Sanitaryware, furniture and accessories fitted, everything tested, and the room handed over with the 2-year workmanship warranty starting.

In detail

Materials, methods and options for bathroom renovation

Full refurbishments and partial updates

Most projects are complete refurbishments: everything out back to the walls and floor, then rebuilt. This is the right choice when the existing tiles are failing, when you want to move the shower or bath, or when pipework is old.

Where the structure and plumbing are sound, a partial update can make sense, for example replacing a bath with a walk-in shower, retiling one wall, or upgrading the vanity and taps. We'll tell you honestly at the quote stage which route gives you the better result for your budget.

Waterproofing and tanking

In showers, around baths and across wet floors, the waterproofing layer under the tiles matters more than the tiles themselves. Tiles and grout are not waterproof on their own; the tanking behind them is what keeps water out of the structure.

The 2-year warranty specifically covers failure of waterproofing or tanking systems installed by Tilermate, along with leaks resulting from the installation work.

Tiles, stone and finishes

We work with porcelain, ceramic, natural marble and other stone, mosaics and large-format tiles. Large-format porcelain and natural stone need a flatter substrate and more careful handling, and stone needs sealing. We'll advise on how each choice will wear and how much upkeep it needs.

Details such as niches, mitred external corners, feature walls and underfloor heating are all planned at the design stage so they're built in, not added as an afterthought.

Flats, houses and commercial washrooms

In flats, bathrooms often sit above a neighbour's ceiling, so waterproofing and leak prevention carry more risk, and access and working hours may be restricted by the building. In houses, renovations are often combined with loft, en-suite or whole-house work.

For commercial properties, the priorities shift towards durability, easy cleaning and keeping disruption to a minimum, and we plan the work around how the space is used.

What affects the cost of a bathroom renovation

No two projects are priced the same, which is why we don't publish fixed prices. The main factors are the size of the room, whether the layout changes, the tiles, stone and sanitaryware chosen, how much plumbing and electrical work is needed, and extras such as underfloor heating or niches. The condition of what's already there matters too: a sound, flat surface is quicker to work on than one that needs repairing or rebuilding first.

The free quote visit is where these factors become clear. Emanuele will explain what's driving the price, flag anything that could change it once work starts, and give you a written quote so you can compare like for like. Payments are then staged at 30% to book, 35% at halfway and 35% on completion, so your money follows the progress you can see.

Why Tilermate

Why London homeowners choose Tilermate for bathroom renovation

Emanuele Campoccia trained as a tiler in Italy from a young age and has more than 20 years of experience. Since 2014 he has worked across London and Surrey on homes and commercial properties, and he still leads every project personally. When you call, you speak to the person responsible for the result, not a call centre or a salesperson.

Customers consistently mention the same things in their Google reviews: attention to detail, professionalism, clear communication and a clean, precise finish. Those reviews average 5.0, and several describe Emanuele checking not only his own work but that everything else on the project was done correctly.

The commercial side is kept simple. Quotes are free and written. Payments are staged at 30% to book, 35% at the halfway point and 35% on completion, so you're never paying far ahead of the work. Tilermate Interiors Ltd carries public liability insurance of up to £5 million, and bathroom installations come with a 2-year workmanship warranty from handover.

We work Monday to Saturday, 7am to 6pm, on planned projects only. That focus means each job gets proper preparation and attention rather than being squeezed in between emergency call-outs.

FAQ

Bathroom Renovation: your questions answered

How long does a bathroom renovation take?

It depends on the size of the room, how much is changing and the materials chosen. You'll get a realistic timeline with your quote, and we'll keep you updated if anything uncovered during strip-out affects it.

What does the 2-year warranty cover?

Bathroom installation works carried out by Tilermate are covered for 2 years from handover against defects caused by our workmanship, including leaks from the installation, failure of waterproofing or tanking we install, loose or debonded tiles, cracked tiles caused by installation, and grout or silicone failures. It's in addition to your statutory rights.

What isn't covered by the warranty?

Accidental damage or misuse, normal wear and tear, building movement or structural defects, products supplied by the customer, work by another contractor after completion, and not following care instructions.

Do you handle plumbing and electrics?

Yes. We manage every trade on your bathroom. Gas and electrical work is carried out with the relevant certificates.

Can I supply my own tiles and sanitaryware?

Yes. Note that the warranty doesn't cover defects in products or materials you supply, only the workmanship of installing them.

Do you renovate bathrooms across London and Surrey?

Yes, including Chelsea, Kensington, Fulham, Clapham, Wimbledon, Richmond, Dulwich, Greenwich, Blackheath, Cobham and Esher.

How much will my project cost?

Every project is priced individually after a free visit, because size, materials and the condition of the existing room change the cost. You get a clear written quote before any work starts, with no obligation.

How do payments work?

30% deposit to book your start date, 35% when the job is halfway, and the final 35% on completion. You are never asked to pay far ahead of the work that has been done.

Are you insured?

Yes. Tilermate Interiors Ltd carries public liability insurance of up to £5 million.

Do you offer emergency call-outs?

No. We focus on planned renovation and installation work, Monday to Saturday, 7am to 6pm. That focus is what lets us give each project proper attention.
